Working Pattern
40-hour contract, typically between 08:00 – 17:00 Monday to Friday. Occasional 06:00 starts may be required to facilitate access to areas that are not available during normal working hours. Participation in an on-call rota and occasional out-of-hours work may also be required. A company vehicle is provided and can be taken home for travel to and from sites across the portfolio.
Role Purpose
To deliver safe, compliant and efficient maintenance of electrical and mechanical building services across a portfolio of PFI Primary Care Centres within Birmingham & Solihull. The role includes planned preventative maintenance (PPM), reactive repairs, statutory compliance tasks and minor project works, ensuring assets remain reliable and facilities operate safely for patients, staff and visitors. This role suits a multi-skilled engineer who enjoys fault finding and taking ownership of building services systems within healthcare environments.
Key Responsibilities
Planned Maintenance & Reactive Repairs
Carry out planned preventative maintenance (PPM) in accordance with SFG20 standards and manufacturer recommendations.
Diagnose and repair faults across electrical and mechanical building services systems.
Maintain plant including HVAC systems, pumps, motors, valves, pressurisation units, expansion vessels, lighting systems and power distribution equipment.
Carry out reactive maintenance works within agreed response and rectification SLAs.
Assist with minor repair works and lifecycle replacements where required.
Compliance & Statutory Tasks
Assist with statutory compliance activities including water hygiene monitoring, temperature checks, flushing regimes and TMV servicing.
Carry out routine inspections of pressure systems equipment such as expansion vessels and pressurisation units in line with Pressure Systems Safety Regulations (PSSR).
Support compliance tasks relating to emergency lighting systems, fire safety systems and building services plant.
Ensure all works comply with relevant legislation including the Health & Safety at Work Act, COSHH, PUWER, PSSR and Water Supply Regulations.
Documentation & CAFM Systems
Record all maintenance activities using the CAFM system.
Ensure accurate completion of work orders including labour time, parts used and completion notes.
Upload relevant compliance documentation and certification where required.
Maintain accurate asset history and site logbook records.
Collaboration & Client Interaction
Work collaboratively with helpdesk teams, subcontractors and site stakeholders.
Assist with supervising and monitoring specialist contractors on site, ensuring works are completed safely and in accordance with RAMS and site procedures.
Provide clear updates regarding work progress, delays or technical issues.
Maintain a professional and customer-focused approach when working within clinical environments.
Essential Qualifications & Experience
NVQ Level 3 or equivalent in Electrical Engineering, Mechanical Engineering or Building Services Engineering.
Experience maintaining building services systems within commercial, healthcare or public sector environments.
Strong fault-finding ability across mechanical and electrical building services systems.
Experience using CAFM systems to manage maintenance tasks.
Understanding of statutory compliance requirements relating to building services maintenance.
Full UK driving licence.
Desirable Qualifications
18th Edition Electrical Regulations.
Water Hygiene / Legionella training.
IPAF / PASMA certification.
Confined Space training.
Asbestos Awareness.
Basic understanding of Building Management Systems (BMS).
Experience working within healthcare environments.
